After a three-year process consisting of dozens of meetings and public hearings, the Manti City Council has passed a new zoning ordinance covering the commercial areas of Main Street. The main focus of the zoning ordinance is the area between 100 North and 100 South, considered the historical business district and main retail area of the city. The ordinance covers the types of buildings that can be constructed, as well as the types of signs that will be allowed.
Other elements of the ordinance address the north and south ends of town, defined as the gateway areas of the city. Building plans for that area will have to be approved by the Planning and Zoning Commission, and business properties on the south end of town must be two to five acres in size.
An original draft ordinance was presented in September 2019 and was met with heavy disapproval from business owners, who felt they had not been consulted prior to its presentation. A final revised draft was sent to them in January, and at the next public hearing, there were many more positive comments.
